1: Property Inquiry

Homes Direct Inc. strives to make the experience as easy and worry free as possible. Once you locate a property of interest, you may inquire about the property by calling us at (678) 564-3899. One of our associates will be happy to answer any questions you might have about a property and will also provide you with an access code to view the property in person.

2: Deposit

If you are interested in purchasing the property, we will require an earnest money deposit to reserve a property as pending sale. There are several different accepted methods for you to Make A Payment, contact an associate for assistance. You will have the exclusive right to purchase the property until the expiration of your sales agreement.

3: Purchase Contract

We will email or fax your purchase contract to you. We can accept electronic copies of signatures on all of our contracts, so you may return them to us by email or fax. Upon receipt of the signed contract, we will countersign and return the contract you.

4: Title Searches

Homes Direct, Inc. orders title searches on nearly every home that we purchase. Upon request, a title search may be provided on a particular property free of charge to any prospective buyer. Please be advised that title searches are not perfect, they could miss important information and may also include irrelevant information from previous owners. For that reason, we recommend that you seek legal advice and perform your own title search with the help of your own legal counsel.

5: Cash Closing

We charge a $250 transaction fee on every transaction. Once you have sent your contract and paid the full purchase price and transaction fee, you may take possession of the home.

6: Full Closing

We offer a full closing for some of our properties. Should you choose this option, you may pick a closing company of your choosing and you will be responsible for all closing costs associated with the transaction in addition to the $250 transaction fee.

7: Deed Recording

The documents will be prepared and record the deed transferring ownership of the property to you. The property will be conveyed using a Quit Claim Deed or Limited Warrenty Deed unless the buyer has opted for a full closing. This process can take up to 180 days depending on the municipality. Once the deed has been recorded, you will be forwarded the original recorded deed.
